Program Overview

  • For more than 30 years, the Federal Rehabilitation tax credit program has been maintained by Congress and jointly administered by the U.S. Departments of the Interior and Treasury to encourage the flow of private funds for the rehabilitation of historic properties.
  • The tax credit, set forth in Section 47 of the Internal Revenue Code, is equal to 20% of the qualified rehabilitation expenditures incurred in connection with the project.
  • Project developers typically syndicate the credit to a third-party investor in order to provide funding for the project.
  • Syndicating your credits generates the dollars to allow your rehabilitation project to move forward.
