Timm joined global X as a Partner in 2011. He possesses extensive experience in the financing and development of historic rehabilitation projects. In 2011, he established the firm’s small deal historic tax credit fund with a captive investor and oversees the investment activities of that fund in projects generating $3.0 million or less of federal historic credits. In both small and large historic projects, Timm has assisted developers in optimizing financial structures and sourcing both debt and equity capital for projects, including equity generated by federal and state historic tax credits, conservation easements, New Markets tax credits, and other historic development incentives. His areas of expertise include the rehabilitation of historic office, multifamily, and hospitality properties, and the adaptive re-use of other structures for those purposes. Timm maintains relationships with key national investors and participants in the historic tax credit industry, as well as numerous regional financial institutions, accounting firms, and architectural firms. He serves as the firm’s representative on the Historic Tax Credit Coalition, a small group formed by the National Trust for Historic Preservation for the purpose of protecting and advancing the efficacy of tax credit and conservation easement investment tools.
Timm also oversees a new initiative at the firm, global X Fiduciary, which provides fiduciary services to taxable and tax-exempt institutional investors investing in real estate. Those services include portfolio management and consulting, acquisition and disposition due diligence, and asset-specific oversight.
Prior Experience
Prior to joining global X, Timm served as the Chief Investment Officer of The Ferchill Group, a Cleveland-based real estate development and management company whose primary emphasis was historic projects. Previously, Timm served as senior consultant at a leading institutional real estate consulting firm that managed the real estate portfolios of public and private pension funds and subsequently co-founded a firm that specialized in that same discipline. He also served as corporate counsel-finance with Figgie International Inc., Cleveland, OH and spent six years in the practice of commercial law with Vorys, Sater, Seymour and Pease, based in Columbus, OH.
Timm holds a BA in Economics from Amherst College and a JD, cum laude, from the Case Western Reserve University School of Law.
